From our Shanag home near Bahang, Mall Road is a short drive down the valley — usually 15-20 minutes outside peak-hour traffic. Old Manali cafés and the Solang road are even closer, so you're well placed for both town and the northern day-trips.
Badgran: ~14km, on the highway south
Our Badgran home sits right on the Kullu–Manali highway at 14 Mile, so town is a straight 25-30 minute run north and you're already pointed the right way for Kullu, Naggar and the airport at Bhuntar when you leave.
Mall Road when you want it, not all night
You can do your market run, eat at the old town joints, sort permits, then drive back to birdsong and orchard air. You get town access without trading away a night's sleep to it.

- Peak-season note: on busy weekends the last stretch into town near the bus stand can crawl. Leaving town before 6pm, or parking below and walking up, saves real time.
When being near Mall Road actually matters
Town proximity earns its keep for a few specific things. You'll want easy access if you're picking up Rohtang or Atal Tunnel permits, changing money or hitting an ATM, buying woollens or trek gear, or eating your way through the old market's cafés and momos. For all of that, a 15-25 minute drive is nothing — you'll do it once or twice and be glad you weren't sleeping in the thick of it.

Mall Road hotels put you in the noise, the honking and the crowd that most people come to Manali to escape. The rooms facing the street rarely rest well, parking is a daily negotiation, and the view is usually of the next building. From an orchard home you wake to the valley, not to a tour group loading a bus at 5am.
